Where could you buy?
Your borrowing limit under the Central Bank rules, then every area ranked by how many recent sales fell within it. Your figures are used for the calculation and are not stored.
The share is the proportion of market-price sales in the latest 12 months at or below your budget, with VAT added to new homes. Areas need at least 30 sales. Sold prices say nothing about what is for sale today.
Assumptions as of 1 October 2026
- First-time buyer: borrow up to 4× gross income and 90% of the price.
- Second or subsequent buyer: borrow up to 3.5× gross income and 90% of the price.
- Stamp duty of 1% on homes up to €1 million, paid from savings. Legal, survey and valuation fees are not included.
- Lenders can make exceptions to these limits, and approval depends on your ability to repay. Treat the result as a starting point, not advice.
- Help to Buy and the First Home scheme can raise what you can pay for a new home. Check current terms before relying on them.
